Are You Prepared for January 1 Changes to Buyer Agreements?

Written by Texas REALTORS® | Dec 22, 2025 4:30:00 PM

Starting January 1, 2026, the Real Estate License Act requires you to enter into a written agreement with prospective buyers of residential property.

The written agreement must be signed prior to showing a property, or if there is no showing, before presenting a purchase offer on behalf of the prospective buyer. The written agreement can be a full representation agreement or a showing-only agreement without representation if that is the only service being provided.

Texas REALTORS® has a detailed explainer on what’s required going forward and the forms that may be used when showing property only, which are the Residential Buyer-Tenant Representation Agreement – Short Form (TXR 1507) and the Unrepresented Customer Showing Form (TXR 1508). The explainer also describes these forms and their differences.

You can review this explainer, and share it with your agents, so everyone will be ready for the upcoming changes to The Real Estate License Act.
