How Am I Supposed to Supervise These Agents?

You can’t be in a hundred places at once. How can you effectively supervise your agents? Consider leaning into these strategies from the Broker Responsibility Course.

Clear policies and procedures can minimize problems
TREC Rules require sponsoring brokers and designated brokers to maintain and keep current written policies and procedures. Beyond the basics, you can add policies and procedures specific to your brokerage’s needs. The clearer your expectations are, the more likely your agents are to follow them.

Delegated supervisors share the work
TREC allows you to delegate another license holder to assist in administering compliance with The Real Estate License Act and TREC rules. “Any license holder who leads, supervises, directs, or manages a team must be delegated as a supervisor,” according to the Broker Responsibility Course.

Delegated supervisors and team leads must take the Broker Responsibility Course. You also must inform TREC if your delegation of a supervisor has lasted or will last longer than three months.

Training modules can be reused
You can develop training modules focused on different aspects of your business and your expectations. You can share these modules with new agents as part of their orientation. A single training recording can be used to train lots of agents.

Require additional CE
You decide what extra coursework you want your agents to complete beyond what’s required for their license. This is an opportunity for you to identify relevant CE that your agents will need to succeed in your brokerage.

Hands-on coaching is essential
Even with these strategies, you still will be doing a lot of hands-on coaching. At a minimum, you’re required to supervise your agents when they perform a type of brokerage activity for the first three times. “In fact, it is a best practice to exceed the minimum and provide coaching and assistance to all sponsored sales agents throughout their time at your brokerage,” according to the Broker Responsibility Course. You can delegate this task to qualified agents in your brokerage.

Effective supervision may use some or all of these methods. By offering clear expectations and ample professional development, you can be confident in the work your agents are doing on your behalf.
